I will follow up here objectively and scream to the heavens of my success using this program.   

@Jason Johnson Make sure to qualify your "investors" before trying to move heaven and earth trying to find deals for them. 

Not typicaly, as others have said, the worse the area, the better the potential cashflow.I have a rental in a "Better" Area than one I currently live in, so some areas can be good for cashflow.There's a subdivision outside of my town that is becoming retiree heaven, and TONS of investors own properties there, due to the fact at one time they were built as low income housing.

Additionally, if done right, those returns can be taxed at almost nothing, which adds to the luster of a single payment (as long as the million isn't taxed to high-heaven, as Russell Brazil stated).

Bank accounts for my income in fees (difference between my requested price and seller's one) can be opened in tax heaven country.

Demons are simply fallen angels who rebelled from obeying God  and were thus kicked out of heaven along with Lucifier the most beautiful angel ever created, till God passes final judgement.

And then rent it at or above the top of the market, heaven help you.

I drive a 2006 Ford Mustang...I know its a little much, and a gas guzzler...but when I put that pedal t the floor and hear that motor...and then feel myself jerk back into the seat...it's a rush 8) Ever since I was a little kid I've loved mustangs, and now to have one...I'm in heaven!!!

Deals like these do not normally fall from the heavens (or MLS as the case may be) ... it takes hard work and skill especially in today's market to find or create them.
