The Fair Market Rent (FMR) on the HUDuser.org website is the Median Rent for the are based on actual rent surveys. 

You may also be able to check the website to see what they registered your current use as...perhaps your county doesn't default to a non-agricultural use.

To figure out the land value , the county assessor’s website should have a breakdown of the assessed value for both the land and the building.
