you guys are actually having a religious argument :) Joe often makes good points about the perceived value of equity vs. its actual use but I've gotta say this sentence: "Your property can double in equity every year for the next 5 years, and you will still have negative cash flow." is both true and ludicrous.

Landlords typically are not social-workers or clergy--if this tenant is in dire straits, there are government and religious agencies that can assist her. 

But am also potentially looking for La Grange, Highland Park, possibly Elmwood Park If you are not familiar, Highwood has an amazing pumpkin festival every year & every year they try to break the world record for the most jack-o-laterns (...random fact of the day).

Its cleaned religiously, etc. 

My partners and I owe 30 units in 7 different entities, and track our time working on them religiously.

This includes Championsgate, Reunion, Windsor Hills, Solterra, Festival, Storey Lake, etc.

There are about 12 of them out there and I don’t check them after the event religiously.

But there is also creativity, cool programing, businesses moving in, a music festival that attracted 14k+ people to one block in one day last summer, etc etc etc. 

Honestly, about halfway through his whine and moan festival, I turned him off.
