This aspect is not lost on me...what Dion shared so well nor what you just shared (JScott)...or what many have shared (Jon).We can go forward on the notion that I am aware of what the HOA's want me to understand.BTW: We are working closely with a realtor here in FORT MILL, SC.Perhaps if neighborhoods were more equally presented...For example...Wouldn't it be refreshing if:50% of Neighborhoods were built in an HOA...And...50% of Neighborhoods were not built within an HOA...

Jesse HolmesJesse, thanks.Yes, I've read it, but now that you mention it, I am going over it again. always good to refresh up.worst case is that i work for 2 years, and build up credit so hopefully i can get a fha loan. but by then rates will probably be higher, and possible i still won't qualify for one. for now, im gonna keep reading. what would you do in my situation?

I think sometimes we can make more headway because we are different to deal with - refreshing maybe would be an accurate term...when you have a bunch of guys dealing with a bunch of guys all day, sometimes they like dealing with a female.

The part about verbal disclosure being okay is nonsense, if the seller becomes aware of something negative, they need to disclose, regardless of how they came upon that knowledge.That's my understanding anyway, having had to take that agency and ethics refresher course a bunch of time through the years.Btw, there is a way with the CAR form to write with no contingencies and still effectively have a contingency, if you want to go down that path.
