Should I consider the raw land value?

Raw and rookie mistake thinking thatïŠ Thanks on the rental rate assumption and for emphasizing to always err on the conservative side, especially when starting out.

I always knew that to get a bigger piece of the cake, i need to be an imperative in these deals, i need to bring something to the table that they will salivate over, putting me in a better position to negotiate my cut, and learn the raw materials of this business and how its done.

Hopes of appreciation should be better defined by saying speculation and though of in raw land skirting the edge of built up areas and new homes in more exclusive areas, IMO.

[EDIT]I should probably state that this property is raw land, and thus, I don't think I'll have to worry about any tenants living on the land.

Hello All, I have learned quite a bit about raw land investing from my family, large ranching land sales, and from many investors who own their own apartment complexes and sfus.

I didn't do my homework with another lender in the area before talking with them and realized after they turned me down that they have only taken back 5 properties in tha last year and 4 of those were raw land and the other 1.5M :)

For one, we are better off than most developed nations, which is whom we should be compared to.Developing countries are seeing growth and not directly affected by the "global meltdown" the way developed countries are, but are indirectly affected as we purchase their manufactured goods and raw commodities.
