We've found our contractors are more productive and there is much less confusion on renovation costs/budget. 

That mid-range investor if doing a fund in that range is going to be very difficult to find enough product, cover your overhead and pay the investors. 

Your income would qualify you for the Homeready/Homepossible products and you may find that is better pricing than FHA.

It's a product offered by Lead Propeller and am curious if anyone has tried it. 

You couldn't return a single call, email, or text and lied about being able to deliver a product.

They do build a solid and quality product.

That sounds like a lot of new product entering your market that could scoop away your tenant.  

.- These tend to be "assassin" type shops who are small teams of pretty elite operators, and they aren't bloated down with BS like the big CRBE's etc of the world, so you'll get exposed to more, you'll get exposed sooner, and they will generally be ideally with a niche industry or product type but will often have a ton of satellite deals they get which will get you cross industry exposure. 

"Clean history" means they are productively holding a job, paying their bills, building their credit, and doing all the things a responsible citizen does.
