municipal tax's are a tough one. interest  and bank fees and insurance are all private for profit those can be addressed.

The real estate investor has advertised on this site, and continues to advertise joint ventures and private money deals in multiple states.

I was able to lock in private money to purchase the first of the two properties with plans of doing a BRRRR.

I recommend hiring either a PM or even a listing agent who you pay a half a month to a month of rent to get the unit rented.Just so you are aware, these tenants are your customers hence if you make the application process challenging and tedious at the very forefront of the process, most people don't got time for that.

And thankfully, by the time I needed to execute on those options and actually complete the purchase of the leased properties, I had developed some private lender relationships that allowed me to complete those 3 transactions and several more thereafter.

But be carefull , again,  they are dificult to finance or obtain a loan , usually private loans are more expensive and they have higher interest rates . hope this help!

Tenants are your customers and relationships are EVERYTHING in real estate.2) I'd do one at a time personally.

The promissory note and personal guaranty are private documents that don't get recorded.

As others have commented, this is a scenario where you will have most luck with a private individual lender or some other local financing - just too small for pretty much all the national platform hard money lenders
