Here in Columbus, we're still seeing deals here that hit the 1% rule with positive cash flow and lots of potential for appreciation.

They have made posts on this forum about other methods they use but everything I have read has not been positive & mentioned the expense.Land Flipping 101.

And someone living with 6 others is in a financially difficult position so money really matters.Here's what's crazy when you can get this strategy to work....A lot of 4 bed single families could cash flow $500+/mo with this strategy. 

I am wondering if there is any market in New Jersey, New York, Pennsylvania, Rhode Island, Connecticut, Maryland, or Washington DC that would "make sense" to house hack given my financial position?

Expanding my network is a priority, not only to find new opportunities but also to eventually be in a position to provide those opportunities to others.I know that scaling a business requires collaboration with others who can bring expertise in areas like financing strategies, legal structuring, and scaling operations.

There are more factors than just pure cashflow and it seems like you are in a good position to be successful.  

Now, I am also realizing the power of leveraging equity from other assets—like my house hack—and even explored partnerships to spread risk and build a stronger position.

I am from the Midwest where cap rates are high and you can have positive cash flow with 10-15 year loans.
