Lookup UDFI (unrelated debt financed income)  as well as non-recourse loans as both will come into play.

I do believe it though, I've been playing around on Zillow and see great prices in states that are not here in Utah.

@Mike Bator the good ones are, but just like in a baseball, there are those who are proactive and excellent at it just most of us play in a beer league on the weekend

You probably don't need a partner on your first buy if you play your cards right. 

Columbus is definitely an appreciation play for sure. 

Long term play, this is likely your best bet.
