I see so many waving the "borrow till it hurts" flag that once in a while I like to offer a counter point.  

The analysis is actually very much the same (ROI, payback, etc) as if you're looking at a deal - but, you might be deciding on counters etc.  

Most common sewer line issues are tree roots growing into the line, or on older properties cast iron pipes.

yup, wallpaper everywhere (incl the bathroom), flooring, paint (lots of it), counter tops/vanities/tubs (?)

I originally offered $600 (+$25 for dog) rent price for them to share a room and share a spare bedroom with me for storage.  50% split use of the house between myself and them (which the couple combined realistically probably uses more than 50% of the house) They counter offered this first month for $500 based on the current construction status of the house. 

It will most likely be laminate counter tops, pre-fab cabinets, etc.
