Spend a little more money than you might have been planning to, buy in a better area (i.e. not a “turn key” 100k house off the mls), and self manage.

that is more a RV park. the MBH parks down here. we typically own the land, lot, and trailers. there is a reason but long story short, if i just own the lot and they dont pay the fee. i do not have the biggest teeth to push the need for my money. but if i own it all, my experience says it is a better path

I also have money saved up for a down payment on another property.

Revenues get low he just sends em out to do a random "unit inspections" to churn some more maintenance money.

They're investing tons of money into those areas, and attracting a lot of good renters who work in the medical profession and will pay good rents to live close to their jobs.
