I'm thinking maybe if I can get the owner's enough cash now that I could have them owner finance it to me and if I'm cash flowing I could keep the tenant in their for say, a year, and if they can't buy it then I could rehab and sell retail at that point.These are ex-military people.

It's a primarily military area, those that aren't typically work at a major hospital near by, rents run between 1700-2k for houses.

So i am in the military and receive roughly 1400/month just for housing and where i stay now they take it all so i don't see that extra money.I was wondering if it would be a good idea to buy a manufactured home for say 40k and pocket the rest of the money left over from the mortgage for a year and a half until i leave the area.My concern is selling / renting out the manufactured home, do they sell or is it usually easy to find tenants ?

No but conceded on the last one, a SFH rental to a Military officer.$500 non refundable & they insisted on a 4 years lease with pre-determined p.a.

First off I know this question has so many variables and there is no correct answer but id like to hear your opinions and welcome all feedback.A little about myself, I'm leaving the military next month and have been trying to find the right place to relocate to.

I just wanted to add that on occasion I've been able to get some things done (out of the country) at a local military base.
