Did not have a problem the first year and a half, then things kind of exploded and within about 3 months we went from the first report of gurgling sink to things totally backing up.Property is in Salt Lake area, so we experience all 4 seasons, but fairly mild winters since I have owned it.I can't think of any other pertinent info, so hopefully that gives a good idea.

If you "discount the rent" for paying early, respectfully, it feels like you've transitioned from landlady to land-nanny.Vacancy is a bigger threat to your bottom line than mild tardiness with respect to payment.

Hi guys,I was wondering if anyone ever used letting agencies in order to rent out property.I'm still far away from buying my first property but since I live in Europe and uk market seems to be fairly affordable I keep reading articles about that specific area.A friend of mine told me to use letting agencies to take care of all the work such as finding tenants, upkeep etc. for a mild fee of 6-10% of the monthly rent.I don't know if letting agencies exist anywhere else but I would like to hear some of your opinions whether or not I should consider renting out property through agencies like such.Thanks!

It is mostlikely from the dog not the 2 cats unless the owner never out cat litters.Powerwash the subfloor with hot water, detergent, lemon.

@Armand DufraneHey Armand, I would recommend the Tampa Bay area for a lot of different reasons - but in general because it offers:-high growth and appreciation projections-two cities with many attractions and visitors-mild seasonality, more stable income-good cash flow, low acquisition cost generally-exit strategies: not too uncommon to be able to buy a SFR and it still able to cash flow day 1 as a LTR.There tend to be two sweet spots: sub $350k and the lux space (over $800k typically) that cash flow well here.

Look for a mild day in the forecast (if there is one coming) and kill the hvac at the panel (not at the thermostat) and see if that affects anything.
