I would just suggest you make sure you fully understand that process before you dive into it - because you can lose a lot of money fast if you don’t know all the ins and outs.Likewise, rehabbing isn’t always straight forward… like who will do the work, permits, contractors, unknown damage you may not have accounted for - especially in  a foreclosure where there usually isn’t the ability to inspect the property.We’ve done several flips we won at auction, and lost plenty of them in the bidding.  

I have a lot of investors who like new build homes because they are built to code, they will fix everything on the inspection report, which typically means it will be a very headache free investment for many years to come.

Due to it having section 8 tenants it needs to be regularly inspected and it just passed another inspection yesterday.

Need tp prepare for Secyion 8 physical inspection of the property. 

I heard that the deadline for inspection may get pushed back until 2026.  

The inspection report came back showing signs of old termite damage.

They are certified members of InterNACHI and pride themselves on thorough inspections.

But I started to come around when I realized this is a great way for their company to get deals done without lifting a finger, and we pay for their inspection.  

I dropped a huge inspection report on them, made them rethink relisting.
