I now have the EMD lender blowing up my phone saying he needs to get paid and if I dont pay him by a certain period or pay more money due to the length its been he is going to "blast" me on his social media and stating he is the "last person I want to mess with", is this allowed? 

@Michael Leahy Thomas III would narrow in your search to one market before you start looking vs spreading yourself thin and looking in a couple of markets at once. 

Day 1 a better yield but not as big of a spread as some might prefer.

Based on your assessment of the spread, if it makes sense, then jump in and make an offer but try to push the settlement date back as far as possible to give you enough time to come up with a detailed execution plan for turning the property back into market. 

Using social media should attract some new members as not everyone knows about BiggerPockets.

Even with a dozen Properties spread over 25 years I have yet to have a property become uninhabitable.
