Hi All, One of the main reasons that I began my venture in to real estate investing is to accelerate our family's plan to purchase property in Ireland to be closer to friends.

We have the most activity and most frequent groups (1 main meetup and 3 subgroups each month).

(Example 8% pref return, then 80/20 split until achieve 15% IRR, then 50/50)  The main reason most syndicators offer a preferred return is because people that invest in mutual funds feel like they are guaranteed as high a return as they would get in the mutual fund. 

I have worked with a few investors here and focus mainly on single-family real estate, but also have some experience in multi-family. 

You want an agent that will go through the main coverages with you along with the optional coverage to see what aligns for you personally.

So this got me to thinking maybe folks should spend a few hundred bucks on a website and link to those then have the info you want to share on that website..I see websites for specific properties all the time.. its mainly high end but can be any kind this would cut down on traffic and all these requests..

It seems strange, but some statutes are old and outdated and have a few peculiar elements.

The main question that comes to my mind is if I will need a phase I/II study done on it to cover myself (depending on specific use).
