Unless you have evidence the tenant caused the crack, you are out of luck.It sounds like there should be a bead of caulk between the sink and the wall to prevent water from seeping down.It also sounds like you should inspect at least once a year so problems like this don't go undiscovered for so long.

I don't disagree with a lot of your sentiments but the numbers don't work on duplexes in our market anymore like a traditional duplex where people want to house hack so in my opinion a triplex is the best. it also allows you to have highest asset value possible. in terms of our single family spec homes compared to our spec triplexes the triplex build to rent have the most interest.

Im not a fan of seller financing unless that property is free and clear and the seller is offering reasonable terms NOT on money they have borrowed. just too many people get into this type of thing without understanding the whole picture, like title being moved into the buyer's name, due on sale clauses... etc. etc. also, just because its a very commonly overlooked guideline which makes financing on 3's and 4's a little challenging: FHA requires the property to self-sustain its own PITIMI by the rents.
