It can be done but it may take years to build up cash flow especially if you live in high cost area like CA.   

I actually just did a live stream yesterday on my channel (youtube.com/@brady_morgan) that went over this exactly.

If you need the cash flow to live on and it will improve your lifestyle, then go for it.

I'm imagining something more like add a wall, turn a bedroom into a kitchen-living on one side and a formal dining room into a bedroom on the other side, maybe add a half bath in each unit.
