Also I could be wrong but I think to legally lend in OHIO one needs to be state licensed and NMLS registered.. again could be wrong but I know we are setting up a very narrow niche lending platform there for foreclosing buying and I got recruited because they need my license to be legal.Now for the private folks who only do a few loans and don't hold themselves out as lenders like you obviously do there is usually a carve out.

I probably won't book any place that does not have instant booking turned on in the future.If I am not mistaken, instant book is a search criteria on one of the platforms, and if you are not doing that, then your pool of potential customers is smaller by some degree.

Getting the sellers profiles sounds good, but not generally allowed.This might bight you later when the platforms realize you are not the original owners.I'd get everyone's contact info and tell them you are setting up new profiles under your name with your bank account etc. and ask them to rebook under the new profiles.Then I would offer discount pricing to start with to get more reviews and build your brand.

Hey Elijah, Utilizing MLS access for comps is the most reliable method, but if it's not available, you can still utilize the parameters Jonathan mentioned on other platforms like Zillow, Propstream, and Batchleads.
