Do not forget first build out your team to allow you to lean on their knowledge when yours is inadequate.

I'm leaning toward moving back to Northern Virginia where I am from so I can be closer to family and my dollar can go further. 

I honestly did not expect that, but I am starting to lean that way now.

doing some research for an upcoming presentation, and as a hands-ON investor, it can be hard for me to really put my 'hands-OFF hat' on and compare passive investing vehicles without any bias. i'd love to hear especially from those who have tried multiple strategies, which of these you lean towards most & why:- syndications- REITs- private lending- being a hands-off capital partner- buying from turnkey companies (not sure i'd call this passive though)...

Do you lean more towards the travel nurses, insurance companies, contractors, students? 

I have a few hundred K liquid right now and I'm leaning towards doubling down on Sacramento real estate instead of diversifying to other markets, at least for the time being. 

There's a lot of movement by a handful of Federal regulating bodies that are pushing to provide honesty and transparency up front for consumers.

With insurance premiums for apartment properties increasing so dramatically in recent years, I am leaning towards trying to save some costs by increasing my deductible to the highest deductible possible.  

I was leaning on the positive side that if there is a small government/County fee to establish the home.

I know $10,000 isn't a lot of cash to work with, but I wanted to challenge the minds of some seasoned veterans here and ask what they would do if they only have $10,000 to invest starting out.Since I don't own a home yet, I'm leaning toward a house hack with a 5-10k downpayment to get started.
