This was a renovated home (by the seller, not me) that went through an inspection with some minor repairs before rented out  I'm -$300 to -$500 most months.

Just wondering what are some of you total no go's after you receive the inspection report back on a turn key property you have an accepted offer for?

You will need a minimum of 7 days to close though as it takes a couple of days to complete the inspection and order title/insurance, get docs ready etc.. 

Should the municipal inspections be the cause of your delay?

The experience of cleaning up their "mess" has been a great learning experience for me and the inherited tenant has gone from delinquent to pre-paying her rent 3 months in advance ( I swing by there for a quarterly inspection and she gives me checks for the next 3 months).

You have a separate individual inspect the quality of the clean for each turn?

Then, when inspector has approved your rent amount and inspected your unit to make sure it meets or exceeds minimum housing standards, they will tell you what portion of the $1500 the housing authority is going to pay and what portion the tenant will pay.

Never buy a property without seeing it personally AND having it thoroughly inspected by someone of your own choosing. 

It would be wise to order a home inspection from someone who does duplexes.It would also be wise To order a sewer cam inspection.

Mowing, trimming, fertilizing, pruning, cleaning the hallway, cleaning the laundry, etc.Schedule at least one inspection per year for each tenant.
