Like Greg mentioned, I would be concerned with his/her responsiveness while I was living there. 

Plus, if you want to scale quickly, turnkey providers make it easier to buy multiple properties without worrying about finding each one individually.If you’re feeling comfortable with taking on a little more responsibility, you could also buy directly through an agent and work with a property manager to handle everything.

It appears you are able to hold her responsible to cover damages and lost rent.

You typically can't change the responsibly part on a loan, you'd have to refi. 

There was also a failing retaining wall in the rear of the property that completely blocked natural light form a handful of houses, and was technically on the property line and a shared responsibility.

In about 10 years they should be worth more than USD $500,000 individually and more importantly have a business model and the knowledge to expand in Belize and other countries.  

He's an adult, he needs to take responsibility.
