There were some minor hiccups but everything worked out and we are now HOME owners.

Find an all in one or one stop shop service whose mission aligns with your goals and who can provide you with services to assist you versus just products to sell you and who ultimately empowers you by coming along side of you as you begin this great journey of real estate investing.  

Also agree with maintaining liquidity ... at 1st blush, when things are going well, it looks foolish to keep a bunch of cash on hand, but when you have a hiccup or the market turns then cash is king.

I thought about getting my license again but not sure how that would work along side my full time job.

Heck it's a GREAT business model-- sitting all day long in a stream of rental cash that is generated from the cash fountains in the pockets of investors who are obligated to cover every hiccup at a property with major surgery.  

Since we are looking to repurchase the property for our own, our interest is not so much in profit on this deal.This scenario will include me doing a lot of work alongside the contractor, based on my experience, allowing for savings to ensure the project is a financial success, meaning that the opportunity for success is enhanced and lenders are assured of their returns.

We have two competing movie theaters being built... and the only plans to go alongside them are fast food?

Economic logic dictates massive debt reduction alongside tough and wide ranging reforms, but that is politically unacceptable to the major credit nations of the EU, who want the latter but not the former.Ironically enough, Congress may have to grapple with these issues soon enough as Puerto Rico is in a very similar situation to Greece.  

Spend the time alongside your subs as they're working - ask questions (not enough to be a pain - and it can help if you throw them $100 for all the questions) but keep watching them and what they do.
