You should not keep a Tenant that is habitually late, even if they are at market rate.

I have been habitually making extra-large payments to the mortgage, typically 40-50% extra on top, straight to the principle. 

Things can go as far as getting a court order preventing you from buying, selling or renting property if you get identified as habitual violator of the law.

I also think Sunnyvale downtown is more vibrant than it was 5 or 10 years back.
