Everyone's time is valuable.I do group showings to save me time, give the impression that the place is super desirable (because everyone is there) and you eliminate the risk of no shows since you would be there anyways.

In all fairness, I have never participated in their mastermind group, but I have been pitched grossly over priced so called education programs from people that spend more time promoting and exaggerating what they’ve done in the hopes of getting a check from me with 5 zeros.

If you see multiple posts a day, it's definitely worth speaking up about like @Nathan Gesner mentioned.At the end of the day, these "trolls, the cut and pasters, and AI posters" don't win in the long term....All sites or groups that grow experience the same issues with moderation (see Facebook groups), but VAs can't moderate because they are doing a letter of the law thing and not reading these garbage posts for what they are - spam, AI, number puffing, and cut and pasting, self-promo.

I’d recommend starting with resources like Short-Term Rental, Long-Term Wealth by Avery Carl and real estate podcasts like BiggerPockets, connecting with investors in vacation rental groups, and researching reliable management companies in your target areas to make the process as hands-off as possible.

One of the easiest ways is checking off market Facebook groups in your target market where a lot of deals are posted daily.

For building a buyers list, I’d recommend joining local real estate investment groups, both in person and online.
