One of my best friends owns one the largest brokerages in Miami, she says do not touch it, its going to crash. 

It definitely has fulfilled all of my expectations and more...and what I love most about it is the fact that it is completely user friendly -- it's a very intuitive program with a vast array of features.

I had a friend who used TrueDoor for a duplex in Costa Mesa, and they raved about the trasparent communicatoin and timely maintenance handling.

No pricing tool is set it and forget it that I am aware of, however I think PriceLabs is the most user friendly for small unit portfolio and I think the price tag is definitely worth it. 

I would say our government’s a little more friendly and hands off but the Californians a certainly changing that. 

Finding the private money seemed to be the biggest challenge my friend has had while doing this. 

This was a few years ago, but at that time as I recall they were looking to do more long-term property leases over owning properties and doing pretty landlord friendly leases where they would do repairs and even pay property taxes.

See if @Jay Hurst has a better financing option for you in Texas and get out of this mess while you still can without losing a ton of money and sleep would be my recommendation! 

@Yents Ybrimovic If the 203k loan only requires 3.5% down and you can finance all the repairs in the loan - then what exactly is your friend contributing?
