Can an investor go and be a part of a CCIM or is that only for agents and brokers?

Is direct mail a better option for investors or is it a good source for agents as well ?

While building your customer base, Doing Open Houses for agents in your office is a win win.1.You fulfill  your fellow agents intentetions of going the extra mile to market their recent listings.2.You meet unrepresented buyers who really need your help in buying a home.

This would be an income producing property that is already zoned for ag, commercial, and residential.  

The focus when shopping for agents easily shifts to commissions, however it's important to remember there is value, negotiating strength and expertise that a good agent will bring to Your side of the table - that can pay itself back quickly (especially if it's the seller paying the actual tab).
