Another thought, with you being in construction, at some point you might want to look at building homes or multi families.

Single family usually doesn't make much sense from a rent/price ratio in A-B areas unless you are doing a rehab.

And with that, we are laser focused in 1-4 unit single family investment real estate. 

@Lauren MerendinoI strongly believe that your chosen market should be somewhere that you can go to in person / have strong personal knowledge of / have family or a network in already.  

We are currently building many investment Single Family Homes on independent lots that focus on maximizing rent.

The ADU is a good idea for property maximization, but unless it has a separate driveway, it will push your rent in the main house down some because then you aren't renting a single-family house on a lot by itself.

This time you supposedly have the opportunity to invest in multii-family under development.

I am still early on in the plan and still expect to purchase about 30 more single family homes over the next several years.
