Both have some major fails on the GUI front.

The catch is that if the buyer fails to make payments, then the property automatically goes back to the seller. 

Failing to accept the rent is cause to lose your eviction case.

So let's say out of state landlord fail to make a payment , bankrupt pass away etc the agent is responsible. that is the problem and that is why I mentioned most property managers would not do it.

I was hoping there maybe some special portfolio loan that may work but I may get a cosigner if all else fails.
