I can attest to this since my properties are 98% accurate to what's being reported on Airdna.The other piece that's frustrating (Mashvisor wins here) is the inability to export the data behind what Airdna is reporting.

I would download my bank transactions weekly and export them to an excel where I could copy and past the date/amount/description and then just categorize it by type and property.

I know when I was in the timber business we got some HUGE deals that dwarf what your talking about.. and it was in deed Caveat Emptor was not our job to educate a timber owner about the Japanese export market that was paying 40% more than a domestic mill.
