Haven't done a flip yet, but I want to expand into this as well.

Suburbs have filed zoning violations againsgt investors I know who have put their expanded bedroom suburbant houses onto the padsplit.com platform.   

The agent will have access to the biggest platform to get the property sold though, the MLS, so forgoing even a cut rate agent will create more of a loss than the agent fees themselves.

If you want to quickly expand you'll need to maximize your cash on cash and try to put as little down as possible.

You may have to sell the whole property to access the funds in the IRA or 401k when you retire and for required minimum distributions.
