@Daniel King as long as you give tenants payment options, they can "pick their poison".Most free software for owners, make their money by charging tenants.We've designed our charges to encourage online payments and discourage mailed payments.FYI: not sure you can legally NOT accept cash, but you CAN require them to only deposit into your bank account instead of giving it to you.

I'd encourage you go to as many as you can. 

I highly encourage you to look into other areas outside of California to get a better ROI.

I would encourage you to join whichever one is closest to you and avoid paying some "guru" money that won't yield you anything. 

I encourage you to look at both since having self employment activity is not tough these days.  

Granted, more of a problem on AirBnB due to their complicity in encouraging ever-increasing automation, but there is truly nothing worse than a late check-in lock-out without a safety line or concierge to assist.  

I’ve actually been looking into reporting to credit agencies just because it seems like a win win for me and the tenants, it encourages them to pay so they don’t hurt their credit and helps their credit when they do pay.
