We've got strong job growth (tech, healthcare, education), stable population growth, strong rental demand, and plenty of value-add opportunities in multifamily.

When I'm looking at potential opportunity, price isn't that big of a factor.

She needs someone who can think outside the box and won't be looking for opportunity to sell her on something for their own financial gain and are willing to provide a free preliminary consultation.

There are cheaper markets that your current savings would go further and possibly provide better opportunity (almost definitely in the short term).

I lost over $20k in opportunity costs while my money was tied up (important lesson learned but wouldn't fit below)Lessons learned?

You need to connect with people, form trust relationships, learn from others in your area and you'll be surprised how opportunities open up. 

The deal itself seems like an incredible opportunity for the right buyer,  penciling at a 9 CAP.
