Overall condition is pretty good new appliances in the kitchen just a very dated 1990s look.

I have spoken with the realtor at length and gotten copies of utilities bills, internet expenses, trash fees, etc. so I have reason to believe most of these are pretty accurate, but again, would like some feedback from the community on what i'm missing and what else i should be considering.

I'm fortunate enough to have the portfolio I have, but the headaches and R&M associated with owning property are pretty high.

And as i said, everyone I know is sitting pretty, not an issue at all.

It's pretty crazy.

@Travis BoydYou must have put down a pretty good down payment for only a $2400 paymentIf anything I would get a line of credit versus selling as you are also gonna lose the rate on your home and who cares if you are paying taxes over $500k is the way I look at it.

I live in Clermont and depending on where you are looking $200 will be pretty tough to find at all.

That's not good for several reasons.One of those is that your HELOC is going to come with a pretty high interest rate and interest only payments.

Your property management should send you pretty clear reports at the end of the year so as to obviate your need for such.If you have more than 3 units and self manage I suggest software - especially if you are considering expanding.I find Stessa usefulI also use buildium but not incredibly thrilled with it.  

We utilize Buildium which seems to pretty organized and easy for our tenants pay their rent through.
