Does anyone here invest on SFH, townhouses, or condos in Tri-state or the North-East in general? 

Most condos in the DC area require minimum leases of 6 or 12 months.

Own few condos and single family now looking to expand into multi family 

I have a duplex that I originally intended to have serviced by individual heatings systems, but ended up installing a single system that's large enough to heat the whole building.

Purchase price: $75,000 Cash invested: $21,400 3700 SQUARE FOOT DUPLEX. 4/1.5 AND 4/2.

Take for instance an “A” located 1 +1 duplex where units rent for $2,000/m and compare the building to an identically designed “C” located 1+1 duplex in the same market where units rent for $1,200/m.

You can get solid cash-flowing single families in the 90-120k price range and duplexes in the 130-180k price range.

By renting out a duplex unit, you can cover a portion of your mortgage and free up cash for other investments.
