The plumbing was beyond strange;  the DWV ( drain-waste-vent ) piping was all 1 1/2 inch. 

If you start going into electrical, plumbing, cutting in for new doors, roofing, HVAC, etc. then you would potentially need to pull permits.

So basically I have to take care of chimney and plumbing which is total will be like 8k maximum so the total.

For example, in my area, a licensed plumber has to do any sort of plumbing work.

However, the bedrooms do not appear to be over plumbing below so that might be very expensive. 

Jury is out on lifespan of CPVC or Pex plumbing, and things like sharkbite fittings do not inspire confidence long term.  

All and all its about knowing your target clientele and catering to them.With your comment about the insurance agents, we had a 3 month stay becuase someone had issues with their plumbing in their own home.
