I keep files for each property by address, with a subfolder for each individual unit, which in turn have subfolders named RTR, movein (if any discrepancy IS noted by tenant at walk through inspection), moveout, or specific incident (water leak) followed by six digit date they were taken IN THE FILENAME (separate from the file date generated by your system).

My purpose here is to position myself in case I see a material discrepancy between my purchase price and the value that a disinterested third party (the appraiser) places on the property.

The discrepancy could be that she doesn't include property management fees, since she does it herself.

Why is there such a large discrepancy in the two indexes, and why are they both relevant/significant?

In this case, the tenants were already found right before we closed on the property, so there is no advertisement.I have read several threads here that state you get better applicants lower than market because the people at the higher end of the market ($1200 would be the highest rent point in the market) you get people that don't care about the price because they aren't going to pay it.The reason for the price discrepancy is because I wanted to rent it easily and not have to wait months and months in the winter to find someone.

The problem arises when there is a large discrepancy between the two models.

I have access to my local MLS and routinely compare Realtor.com with the MLS and never find a discrepancy.

@David Pai- the first time was $150, second time was $200 (I’ve discussed the price discrepancy with the plumber and he is going to ‘make it right’ on this third one).

The interest for the rest of the month is still calculated with the starting balance at the beginning of that month.Though the discrepancy is small,  depending on when you make, or are allowed to make, your principal prepayments you can further minimize the interest.    

It "can" make a short sale more readily accepted but I don't see a difference on deals I work that are vacant or occupied that makes a huge discrepancy of one over the other. 3.
