The land is unbuildable for residences and we build these storage workshops on the properties.  

Also, since this is your residence the economics are slightly different.

One note is that if the property was helping cover my costs of living while I house hacked it I wouldn’t worry about negative cash flow while I resided there.

The trifecta is making the owner and property manager happy, compensating for the extra risk, issues, and potential repairs, and encouraging the resident to limit the number of pets and be sure they are not damaging the property. 

Keep in mind - they are only for investment properties, not primary residences.

I don’t intend to occupy the house as a primary residence but purchase the property as an investment property.
