All the purchase transactions i dealt were investor centric and Passive income / Positive cash flow oriented. 

Heard through a friend as potential for cash flow even with current rates and growth potential due to proximity to TX north border, casinos etc.

Will a DSCR loan apply to this kind of transaction, being that the house wont be deeded in my name until after I pay my uncle the balloon payment on the seller financing amount?
