The property (cottage) is a tear down.

East Nashville, 12 South, for example have been worked the most but the areas are expanding out and there are some cottages there that are just begging to be turned into a masterpiece!

With the brown roof, I'd go for a muted green color for a "cottage-y" look. 

However, our place was a stretch on the price per sq foot, but that's because it's a tiny cottage and there are no comps at that size. 

We live in a tourist area and thought about buying a cottage on the lake and run an AirBnB out of it.

So a very nice cottage industry for someone who wants to work at home ... and is UBER detail Oriented usually has a license and understands contracts and what needs to be done and not.. so not un common for Wendy to make 7 to 10k a month doing this for all these agents.. 5k in a bad month.This could be a nice spot for all these folks that want to get started in real estate but need that 9 to 5..

I actually just sold Cottages by the bay, a 70 unit community off of thomas drive in the beach area a couple months ago.

Hey @Rob Beardsley,The two deals I have in hand now are as follows:- 2x single family residences, purchase price is 90k for both-1x unique multifamily property (has 7 units - 1x 2bdrm and 6x 1bdrm cottages)For the 2x single family deal, I'm being told by some the loan amount is too small or the houses don't meet their minimum value criteria - despite the houses being in good shape with stable tenants in each and an upside on the rent once I own them.  

I think the numbers are making sense and in fact, a couple of the properties I looked at, I believe,  had more potential than what the seller was seeing, i.e. one property listed as duplex, but had a small cottage in the back of the property which could also be rented out, and appeared to be at one time.
