The portfolio is order to be sold and as we both know if you force a sell many times it means selling at a discount.  

You don't need amenities like short-term and the people looking for MTR has expanded from travel nurses to displaced homeowners, future buyers, just sold sellers, relatives coming into town, insurance companies, etc.

If not, you are going to get pitched and sold and DM'd before you even know what's going on.Bay Area investors invest all over the US, but you don't want to just pick a random market because someone in an internet forum told you to.

Started with a condo in construction, sold it when done and bought a beach land, sold the beach lend and bought 2 rental townhouses for rental in Greenville.

Hi @Hassan Oukacha - Being from Texas you would need to either get your real estate license or use an online service like Inestway.com or Propelio.com - both are brokerage websites that offer true MLS sold comps for you.Full disclosure I am the co-founder of Propelio.com, but there are other sources like investway that I mentioned.

So the biggest issue I have heard from them is of getting criticism from investors for sitting on capital and not deploying yet, not on portfolio performance, they sold off the "troubled children" to novice investors at nose-bleed prices this past 24mnths, there sitting golden right now, literally. 

One went for over what I expect a wholesaler would have sold.  

At least there's some protection with the performing note side.I just looked up the most recent performing note offering from PPR and homes in the same neighborhood have recently sold for a similar price compared to the listed value of the property that's being used as collateral for the note
