Our solution to this, is my dad will draw a rough sketch of the floor plan after viewing the house, so I can see the configuration.  

My primary tenants are new families with 1-3 kids, I never will buy a property that has unusual small rooms or weird configurations, unless I can easily fix them.

He added a staircase from the 2nd fl unit to the basement unit, and it's all done legally and accordance to zoning.So it all depends on the configuration of space, whether to basement is safe and livable, whether you have the proper egresses.
