I also do not buy in areas that lack a strong history of retail buyers unless I further reduce the price to compensate for a longer hold time.

There are a lot of landlording hassles in these areas and you need to be compensated accordingly.Personally, I wouldn't pay more than $47K in this market (50% of market value).
