I have done flips by just painting walls with a smoker that had lived there for 20+ years and it never really came out (we replaced the floors) and were still there. 

It does have an evaporative cooler and older wall heater.

Even experienced flippers and BRRRRers go over budget, usually for things that we could not see (behind the walls, bad electric, plumbing, etc.).

The builder put in the bathtub first before enclosing the bathroom walls. 

After years of banging my head against a wall looking for profitable multifamily deals, I concluded the space was significantly overheated and I branched out into self-storage and mobile home parks. 

The sides were joined, roof seam reshingled, exterior wall join had a strip of siding place on it. 

Grout lines are paper thin, the tiles were not affixed properly and water has been going into the wall behind the shower for who knows how long.

If the tenant reports to the city that the space isn't properly vented/heated/cooled or the right color (just joking on that one) you will probably end up with a visit from an inspector.Thank you for the helpful reply!
