Meanwhile, when I looked up the code he quoted, I see nothing about having to have an owner's meter, just that the circuits from the tenants' meters must not supply common areas.

If the financing offered by the seller is more advantageous than the buyer's other options then it's a plus; if not then it's a non-issue, as the buyer will obtain better financing through other means.On the other hand, if you're saying that the property owner will only sell with those terms, then it could be a deal breaker if the buyer has better means of financing available.

Nothing wrong with playing with Excel or your calculators, but there is a world of notes beyond institutional notes being dumped or getting into investor groups trading in some closed circuit or bucking brokers for a better deal.
