Our question is we have a person who has already signed a lease for the upcoming school year, he has not chosen which room he would like because he is coming from out of town.

Ive heard some wont let any single LLC have more than 200k of equity (if it holds more than one property), at that point theyll utilize another LLC, refi, etc.A route ive chosen to go down is, I have a parent LLC in Wyoming which owns the LLCs in each state and Ive decided to do a new LLC per property as Im going after a bit larger properties at this point otherwise Id stick to the rule above.Next ill be starting a trust up that controls all of this.

Most of the existing tenants have chosen the direct deposit route, so there is no question whether their funds arrived on time or not.Our new leases contain late fee provisions, and we quickly trained the existing tenants that the late fees in their original leases meant what was written.

It seems like he’s saying do your research, network from a distance as much as possible, go out to your chosen market and get things under way/systems in place and once those connections are made you should be able to replicate from a distance.
