I am a fairly frugal person but I grew up really poor and there are certain things that are deal-breakers for me: junk cars that leave me on the side of the road, struggling to pay utilities, not being able to go to the doctor (actually, I have VA coverage so that doesn't really count), not being able to properly care for my dog.

The hospital expansion is going to bring in a ton of new doctors, nurses, and workers and a few developers are going to cash in on this.West side of the river, good cash flow opps as you still get student renters and families who work in NYC, Albany, and Poughkeepsie.

if no license is required to bring buyers and sellers together then there would be no real estate industry and all no department of real estate in each state etc etc.. be just like China they have no rules anyone can do anything.Kind of like student pilots who never actually get their license but continue to fly for  years and years totally illegally.. or doctors that practice without proper license or no license at all.. etc etc.. its the law that's why many brokers like myself protect our industry..

I in the process of removing a wall just had a cad designer do some plans and now the engineer is wants tons of additional specs Look for another engineer, just like doctors, get a second opinion when diagnosing bearing walls. usually you need an upgrade of the columns and beams

As for sex offenders, I have a friend who in college got drunk and was arrested for public urination and was put on the sex offenders list --  he is currently a doctor
