Water has a lot of "heat capacity" so melting snow and ice with resistive electricity can be power intensive.It would be very expensive to operate.Heated driveways are for rich people.

So while the headlines claim that non-accredited investors are going to be "democratized" into having the capacity to invest I think it is unlikely many promoters will use the mechanisms available to present quality deals.

Not only is gas plentiful and cheaper, gas HW heaters have a much quicker recovery so you can have a small tank capacity and still get lots of hot water.Another alternative is the tankless water heaters, they are more expensive but save more energy since they only use gas when there is a call for hot water.

I'd suggest you know the industry you're dealing in, valuations of collateral, markets and credit as well as capacity are all aspects to understand. :)
