Hi Jazmin - While TurboTax can handle basic rental income, a CPA would add insight, especially for a first-time rental with mixed uses like yours and even explore tax strategies tailored specific to you.

It's a good location but an overwhelming rehab just beyond my experience; sorta a full gut/ or the basic kitchen, bath, flooring and paint remodel.

I've personally managed a number of house hacks, and the challenge is basically, you're dealing with a much more transient and unreliable tenant base than with other types of properties.

There are items required by law and in general those are related to the safety and basic comfort of living. 

NOT a big bank they will say no.. my community bank has done these for me for years and the  rates are ( for me at least) basically maybe 1 point over what they do for MF or other commercial loans.. its a relationship transaction I have found.

i’m new to all of this so I’m trying to learn, but would it be possible in your situation to pay somebody to squat in there and basically cause the other person to want to leave?

That’s the most basic thing to do.

Or is the new builds basically thousand small contractors ?
