I thought this calculator auto-calculated the monthly payment I see now that it didn't and I adjusted it to be around 3.7k and now it is making around $600 a month which seems more reasonable.

In my experience the governmental liens don't drop off with the sale so depending on where the properties are you can have issues with city liens like mowing, cleanup, demolition, etc.IRS so far has not been an issue for me....and I have bought property with IRS liens, but it is nice to know if they do have IRS liens.So far I have not purchased anything with lender liens on them....everyone says those get wipe out, but I can't believe that is automatic

If out of choice, the 10 year yield should drop another 75 to 100 basis points, bringing the mortgage rates down, and if we go into recession then they will cut out of necessity bringing the 10 yr yield down 150 to 250 basis points at least, and also leading to rising unemployment and declines in property values, although HCAD will take their sweet time to adjust as always.
